Durham has a large stock of older terraced housing in and around the centre used as student and shared accommodation, and these properties see condensation problems more than most. High occupancy puts far more moisture into a property than it was ever built to handle, and with tenants changing every year, problems tend to be reported late and repeat every winter.
Condensation and mould in rental property is also increasingly a legal consideration, not just a maintenance one. Awaab's Law came into force for social housing in England in October 2025, introducing strict timeframes for addressing damp and mould, and the government has stated its intention to extend similar duties to the private rented sector.
We work with private landlords and letting agents across Durham, whether you have one property or a portfolio of several hundred. The starting point is always the same: a free survey to establish what is actually causing the problem. If you have a number of similar properties, it often makes sense to start with the two or three giving you the most trouble, since what we find there usually tells us a great deal about the rest of the stock.
