Condensation is a natural occurrence in all homes, but when excess condensation is not managed properly, it can lead to serious damp-related problems.

The water vapour and humidity in your home that leads to the formation of condensation can come from a variety of different sources:

  • Steam from kettles, pots, and pans used when cooking
  • Water vapour and steam released into the air when showering and bathing
  • Air-drying clothes indoors without ventilation releases moisture into the room.
  • Even human activity, like breathing, adds humidity to indoor air.

Condensation forms when cooling air can no longer hold as much water vapour and reaches the dew point – such as when the air meets a cold surface. Changes in temperature at night mean that condensation is often most visible on walls, windows, and tiled surfaces first thing in the morning.

What are the problems caused by condensation

If condensation is not effectively managed, it can develop into damp and mould issues that can affect you in several ways:

Health risks

Untreated condensation leads to damp and mould problems which can have serious effects on health:

  • Damp environments promote mould growth, which can trigger asthma and allergies and affect people with other respiratory problems
  • Prolonged exposure to mould spores can cause skin irritation and other allergic reactions.
  • Living in a damp home can cause stress, frustration, and anxiety and cause serious mental health problems.

Property damage

The presence of excess moisture in your home can damage the fabric of the property leading to expensive repair bills:

  • Excess moisture can weaken walls, ceilings, and wooden materials causing damage to the structure of your home.
  • High humidity causes paint and wallpaper to bubble or peel away creating the need to repaint and replaster affected areas
  • Unsightly black mould spots can appear on walls, ceilings, and furniture that can stain surfaces and affect your health.
  • Sofas, carpets, and curtains can develop a musty smell and decay over time and need to be replaced.

How Improving ventilation helps prevent condensation and damp

Proper ventilation is key to reducing moisture buildup and maintaining a healthy indoor environment.

Natural Ventilation uses existing openings to allow air movement however it may not be sufficient in most homes as the amount of airflow from trickle vents, air bricks and open windows is quite small and not targeted to the main sources of moisture in the air

Mechanical ventilation

Uses technology to actively remove moisture, and there are several different types of ventilation system that are used in different parts of the home:

Extractor fans should Installed in kitchens and bathrooms to expel steam and humid air outside where it forms. Models such as the EnviroVent Cyclone 8 feature a humidity sensor that measures the amount of water vapour in the air and adjusts the power levels accordingly.

PIV (Positive Input Ventilation) systems like EnviroVent ATMOS draw air into the house through a central unit that is usually mounted in your loft. The incoming air pushes the stale and humid air out to reduce humidity.

MVHR (Mechanical Ventilation with Heat Recovery) systems are often fitted in new build properties or as part of a major refurbishment of a property. These whole house ventilation systems extract air and capture the heat to warm the incoming air to make the system more energy efficient.
